Property valuations, explained
Rebekah values homes across Llandudno, Bakoven, Camps Bay, Clifton, Bantry Bay, Fresnaye, Sea Point, Three Anchor Bay, Green Point, Mouille Point, V&A Waterfront, De Waterkant, Cape Town CBD, Bishopscourt, Constantia.
Is the property valuation really free?
Yes. Rebekah's market valuations are free and carry no obligation to list. You get an honest view of what your home is likely to sell or rent for, and you decide what to do next.
How does Rebekah work out what my property is worth?
She compares recent sales in your building and street, current competing listings and buyer demand in your suburb, then visits the property to account for views, finishes, parking and levies. You receive a realistic price range rather than a single flattering number.
How long does a valuation take?
Rebekah usually responds within one working day to arrange a visit. The walk-through takes about 30 to 45 minutes, and you receive your valuation and marketing plan shortly afterwards.
Do I have to sell with Rebekah after the valuation?
No. There is no obligation. Many owners request a valuation a year or more before they plan to sell, simply to understand the market.
Is a market valuation the same as my municipal valuation?
No. The City of Cape Town's municipal valuation is used to calculate rates and is often well below or above what buyers will actually pay today. A market valuation reflects current sales and demand for homes like yours.
Can I get a rental valuation instead?
Yes. Choose "Let my property" on the form and Rebekah will advise on achievable long-term rent in your area, or put you in touch with a trusted rental specialist.
