About

Meet Rebekah Skye, your Atlantic Seaboard & City agent

Rebekah Skye is an estate agent focused entirely on Cape Town's Atlantic Seaboard and the Cape Town CBD, from Llandudno and Camps Bay through Clifton, Bantry Bay and Sea Point to Green Point, the V&A Waterfront, De Waterkant and the city centre. As a certified life coach and founder of Icon Women's Alliance, Rebekah knows a move is rarely just a transaction. Expect calm, honest advice and someone firmly in your corner.

Buyer's guide

How to buy property on the Atlantic Seaboard

The same five steps apply whether you are buying from Johannesburg, London or Dubai.

  1. Brief & shortlist

Tell me your budget, timeline and must-haves. I shortlist homes across the Seaboard, including off-market stock, and arrange in-person or video viewings.

  2. Make an offer

Your offer to purchase becomes a binding agreement of sale once both parties sign. I negotiate price and conditions such as bond approval or the sale of another property.

  3. Finance & funds

Local buyers arrange bond approval. Foreign buyers bring funds in through a South African bank, which issues a deal receipt you keep for later repatriation.

  4. Transfer

A conveyancer handles FICA checks, rates clearance and registration at the Deeds Office. Transfer typically takes around 8 to 12 weeks.

  5. Keys & beyond

On registration you own the property. I can introduce rental agents, interior designers and maintenance teams so the home is ready from day one.

Transfer duty rates 2026/27

Paid by the buyer on most property purchases from 1 April 2026. New developments sold by a VAT-registered developer include 15% VAT instead, so no transfer duty is payable.

FAQ

Buying property in Cape Town: your questions answered

For local and international buyers, from transfer duty and foreign ownership to short-term rentals and market trends.

General information only, not legal, tax or financial advice. Rules and rates change; confirm the details with your conveyancer or tax adviser.

Can foreigners buy property in South Africa?

Yes. Non-residents can buy and own freehold and sectional-title property in South Africa with no general restriction, either in their own name or through a company or trust. Owning property does not, by itself, give you the right to live in South Africa; that requires a separate visa or residence permit.

How much can a non-resident borrow to buy property in South Africa?

Non-residents can usually borrow up to 50% of the purchase price from a South African bank, subject to the lender's requirements. The rest of the price, plus transfer duty and costs, must be brought in from abroad.

How do foreign buyers bring money into South Africa, and can they take it out again?

Funds are paid from abroad into a nominated South African account, usually the transferring attorney's trust account. The receiving bank issues a deal receipt, which you should keep: it is what allows you to repatriate the sale proceeds later, within South African Reserve Bank exchange control rules.

What is transfer duty in South Africa in 2026/27?

Transfer duty is a tax paid by the buyer on most property purchases. From 1 April 2026 there is no duty on the first R1 210 000, then a sliding scale from 3% up to 13% on the portion above R13 310 000. The rates are the same for individuals, companies and trusts.

Do I pay transfer duty on a new development?

Usually not. When you buy from a VAT-registered developer, 15% VAT is already included in the price and no transfer duty is payable. VAT and transfer duty are mutually exclusive, so you never pay both on the same purchase.

What other costs should a buyer budget for?

Apart from transfer duty, buyers pay the conveyancer's transfer fees and Deeds Office fees, and, if financing, bond registration costs. Sectional-title owners also pay monthly levies, and all owners pay municipal rates. Ask for a full cost estimate before you sign an offer.

How long does it take to transfer a property in Cape Town?

Transfer typically takes around 8 to 12 weeks from a signed offer, depending on bond approval, rates and levy clearances, and Deeds Office turnaround times. Cash purchases with no suspensive conditions are often quicker.

Who pays the estate agent's commission?

In South Africa the seller normally pays the agent's commission, out of the sale proceeds on registration. Buyers do not usually pay an agent to buy.

What tax applies when a non-resident sells South African property?

If a non-resident sells property for more than R2 million, the conveyancer must withhold tax from the price: 7.5% for individuals, 10% for companies and 15% for trusts. This is an advance payment against the seller's final tax liability and may be partly refunded once a tax return is filed.

What does property cost on the Atlantic Seaboard?

Prices vary widely by suburb. Seeff reported an average apartment price of about R7.2 million across the Seaboard in 2025, with averages of around R21 million in Camps Bay and R44 million in Clifton. Green Point and the CBD offer lower entry points, while Clifton, Bantry Bay and the V&A Waterfront sit at the top of the market.

Is Atlantic Seaboard property a good investment in 2026?

Demand has stayed strong because supply is so limited: buyers include locals, semigrants and international buyers, and sellers achieved over 93% of asking price on average in 2025. At the very top of the market, the gap between asking and achieved prices has widened, so pricing and suburb choice matter. This is general information, not financial advice.

Can I rent out my Atlantic Seaboard property on Airbnb?

Many owners do, and areas like Sea Point and Camps Bay have high short-term rental occupancy. However, the City of Cape Town is introducing short-term rental registration and commercial rates for non-primary-residence short lets, and many buildings restrict short lets in their conduct rules. Always check the body corporate rules before you buy.

Which Atlantic Seaboard suburb is best for me?

It depends on how you will use the home. Clifton, Camps Bay and Llandudno suit beach-lifestyle and trophy-home buyers; Fresnaye suits families wanting space; Sea Point, Green Point and the CBD suit investors and lock-up-and-go owners; Bantry Bay and the V&A Waterfront suit buyers who prioritise security and views. Bishopscourt and Constantia suit families and buyers who want large homes, gardens and space.

What is the difference between sectional title and freehold?

With sectional title you own your apartment plus a share of the common property, and pay monthly levies to a body corporate that maintains the building. With freehold you own the land and the house outright and are responsible for all maintenance. Most Seaboard apartments are sectional title; most houses are freehold.

Can I buy property in Cape Town without visiting?

Yes. Many international buyers view by video, sign offers electronically and appoint a conveyancer to handle transfer remotely. I can run live video walk-throughs, check buildings and levies on your behalf and coordinate with your attorney.

How do I choose the best estate agent on the Atlantic Seaboard?

Look for an agent who specialises in the Atlantic Seaboard and Cape Town CBD rather than the whole city, who can show recent comparable sales in your building or street, who has a clear marketing plan for local and international buyers, and who is registered with the PPRA. Ask how they will price, market and report back on your property before you sign a mandate.
